Property Manager 10
In
Prerelease Now!

The next
generation in
property
management
software is here! IPM 10
has the stability
and ease of use
that IPM has been
known for during its
first thirty
years, built with
the most modern
tools available. We're
getting awesome feedback and great
new ideas from
prerelease users. IPM
10 has been in
prerelease since
October 15,
with full release
to follow
depending on
feedback. Our goal
is a strong
release - not a
premature one!

10 Webinar -

This
webinar was held
live September 16,
2008. It's one
hour long and
includes a tour of
IPM 10, a
comparison to IPM
2007 and live
questions from
attendees.
It's presented in
streaming Windows
Media
format.
DON'T
PANIC!

These are
working screens
from IPM 10.
They will continue
to change until
release, but the idea
here is to give
you a preview. It
may look different
than IPM 2007, but
it's still IPM.
For the latest
look, see the
webinar above.
We've heard
that there should
be "less to
learn" and
more information
available without
the clutter of
some other
applications.
We need to be more
Windows-standard
in the way we do
things, and play
nicely with other
applications.
Better sharing for
multiple users,
support for remote
offices and
sophisticated
import/export are
just part of the
enhancements
planned.
We
also want it to be
a painless
transition from
IPM 2007. It's an
evolution, not a
revolution. We are aware
of how important
is it to make it
keyboard-friendly
and use your
existing
databases, but
we're
adding new
"wizards"
to make key
functions easier
to learn. It is a
more powerful,
modern program, so
if you're
still running
Windows 95 or
Windows 98 without
an
internet
connection, this
may not be the
best solution for
you. (Hint: we
recommend XP or Vista, and
keep in mind that a 2
gigahertz PC runs
under $500 at this
writing!)
In
addition to tool
tips, long file
names, larger fields throughout and an even
more stable
database
environment, it's
designed for
extensibility and
ease of use.
Better use of
space means you
won't have
so many pop-up
screens. More
modern, consistent
controls will make
things easier, too
- like a drop down
for accounts that
says "1100 -
Cash In
Bank", and a
calendar picker
for dates. We
expect there will
be LESS THAN HALF
the screens to
learn of IPM 2007
(our goal is under
30 versus 80+ in
2007).
Perhaps
the biggest change
is the end of
the End of Year
Close! IPM 10 changes
to the new fiscal
year by just
changing the
posting date.
(Under the covers,
you will be able
to "lock
down" your
previous year once
you've completed
your accounting
adjustments -
we're working with
our consultants to
ensure we comply
with GAAP).
Another major
ground-up
enhancement is the
change from
"static"
GL totals to
dynamic
totals. What
that means is your
transaction report
will always
match your
GL.

you want to see
for IPM 10 and
beyond, or email
your wish list to technical.support@fullhousesoftware.com
Note: new ideas
will be added to
our Enhancement
Requests for
future releases.
Move-Out
Wizard

Now the Move-Out
Wizard handles
partial payments,
and makes the
process simple,
clean and fully
informative.
Intuitive
interface makes it
almost impossible
to make a mistake!

Move-In
Wizard

A new, simplified
move-in wizard
allows you to take
applications, move
in new tenants,
and take deposits
easily and
intuitively.

Query

At the core of the
new Ad-Hoc
reporting feature
(actually revived
from our DOS
version) is the
Query. A SQL Query
allows you to
gather exactly the
data you want to
see. Some of
you may be
familiar with the
current release's
query that
supports up to 3
criteria; the new
version has no
limits, saves and
restores queries
and is robust
enough to please a
SQL guru, but easy
enough for a
novice.

Reconciliation

One of the most
anticipated
updates - a new,
true, Bank
Reconciliation
screen.
Deposits, checks
and other
disbursements in
one place, and
just click on the
item to see it's
detail. Easy to
understand, easy
to use, and a
major enhancement!

Posting

The new Posting
screen is an
example of all the
"secondary"
screens in the new
IPM - more
information, more
control, and easy
to
understand.
Our philosophy
here is to give
you options, but
to provide the
best possible
defaults. In IPM
2007, you get a
message like
"only checks
dated in the
current month with
be posted";
in 2008, we'll
show you what
those are, and let
you un-select ones
you don't want to
post at the
moment.

Receipts

Receipts work the
way they used to,
but the screen is
better organized
and more
consistent between
Tenant/Member
receipts, Short
Term receipts, and
Miscellaneous
receipts.
Now IPM supports
UNLIMITED C.A.M.
Charges, and Sales
Tax, too! Creating
and editing or
deleting receipts
uses the same
format, so there's
less learning
curve.

Checks

Ok, this isn't too
original, but what
can you do with a
check? The major
enhancements here
include: vendors
you can designate
for a property, a
checkbook or
globally;
unlimited number
of items on a
check; separate
cash accounts for
each item if you
want (i.e., item
one from your
operating account,
item two from your
security deposit
trust), and a new
"tenant"
check type.
Other enhancements
include the
ability to print a
single check right
from the check
creation screen,
and print
previews.

Properties

An easier, more
complete way to
access everything
about your
property! Include
photos,
attachments, a
complete legal
description, and
more. For
HOAs/Condos,
include ground
plans and all
association info
including board of
directors.

Tenants

You asked to see
multiple tenants
at once, and we
did heard
you! The new
"tenant
center" gives
you the advantage
of seeing all your
active tenants in
one place, without
having a clutter
of additional
screens or lists.
Additional fields
for images, longer
names, and true
"first-middle-last"
name format as a
option (along with
flags for couples
and businesses)
make the new IPM
Tenant Center the
best of breed!
Here's a view of
the new, more
complete Financial
Tab.

Units

More useful unit
information -
including a place
for plans or
photos. Easy
access to any unit
in any property,
or view only the
units in the
current
property.

Ticklers

One of IPM's
least-used
features becomes a
crucial tool to
running your
business! Ticklers
are more
integrated into
the application,
automatically
reminding you
about what you
need to do. Use
them to schedule
your appointments,
too.
Click

Checkbooks

Gone are the
two-letter
Checkbook
identifiers! Now
checkbooks have
real-world names,
and all the
options are
together on one
screen - including
check register,
charge/close
status and posting
status. Under the
covers, there's a
unique identifier,
so you can change
the name and
description any
time. All
the defaults for
the checkbook are
set up right here,
too.

Vendors

More information,
easier navigation,
and no obtuse
identifiers. Sort
and search make it
easy to find a
particular vendor,
and the status and
private flags
allow you to show
just who you're
working with.
Change names and
descriptions any
time! The new
Vendor Ledger
gives you more
information and
control, and your
fiscal and
calendar year
totals are always
current.

Accounts

Now with a truly
hierarchical
general ledger!
Now you can easily
have
"landscaping"
and
"plants",
"mulch",
"consultants"
and
"maintenance"
as
sub-categories!
And of course,
subtotals are only
a click away. With
the whole Account
Structure at your
fingertips, it's
easier to
navigate. Tabs for
budget, history
and transactions
mean less screens
to go
through! Now
history is divided
by quarters with
subtotals, and
adheres to your
fiscal year - if
your fiscal year
starts in June,
June-July-August
can be your first
quarter, or follow
the calendar year
- it's up to you!
